You must go through the conveyancing process when purchasing a property, no matter whether it is your first property purchase or you 100th. Conveyancing refers to the legal process of the transfer of property ownership titles from one person to another. We take a look at the conveyancing process in further detail.

When Does Conveyancing Take Place?

As mentioned, conveyancing is the process whereby the ownership o a property is transferred from the seller to the buyer. Conveyancing comes at a cost, which can vary, depending on the price of the property.

Who Can Carry Out Conveyancing?

Whilst you can technically carry out the conveyancing process yourself, it is not generally advised. Additionally, the conveyancing process can be very time consuming and sometimes complex, depending on your transaction.

A licensed conveyancer or a solicitor may carry out conveyancing for you. A solicitor may have a broader range of knowledge in different areas of law, whereas a licensed conveyancer is a lawyer that specialises in property.

How Much Does Conveyancing Cost?

The cost of conveyancing may vary, depending on the value of the property you are purchasing.

The conveyancing cost will cover the time of the person carrying out the process on your behalf, calls and letters, fees for council searches and registration with the Land Registry.

Fees for conveyancing may be a fixed, come at an hourly rate, or percentage of the price of the property.

Whilst you may be tempted to go for the cheapest conveyancer, it may be worth considering paying extra for a ‘no completion, no fee’ service if you have concerns the transaction may fall through.
